Best Green Neighbourhoods in Raipur & Naya Raipur

March 11, 2026 · Greater Raipur · 3 min read

Green cover isn't just about aesthetics — it directly impacts air quality, temperature, mental health and property values. Using NDVI satellite imagery from Google Earth Engine, we measured the actual vegetation density of every area in Greater Raipur.

Here are the neighbourhoods with the highest green cover scores and what makes them stand out.

How We Measure Green Cover

We use the Normalized Difference Vegetation Index (NDVI) derived from Sentinel-2 satellite imagery. NDVI values range from -1 to 1, where:

  • 0.0 – 0.2: Barren / built-up land
  • 0.2 – 0.4: Sparse vegetation
  • 0.4 – 0.6: Moderate green cover
  • 0.6+: Dense vegetation / forest

Our Green Cover Score (0–100) is normalised from the mean NDVI across each area's boundary polygon.

1. Naya Raipur Sectors (Multiple)

Naya Raipur green sector

The undeveloped and partially developed sectors of Naya Raipur dominate the green cover rankings. Sectors on the periphery — particularly those near Jungle Safari and the Central Park — show NDVI values above 0.5, translating to green scores of 70–85/100.

Naya Raipur's master plan reserves 30% of each sector for green spaces. Even as construction increases, the planned park network maintains high vegetation density.

2. Telibandha / Buddha Talab Area

Telibandha Lake and surrounding greenery

The Telibandha Lake and Marine Drive promenade area is the green lung of Old Raipur. Despite being surrounded by commercial zones, the lake ecosystem and surrounding trees give this area a green score significantly higher than neighbouring wards.

  • Green features: Telibandha Lake, Marine Drive walkway, manicured gardens
  • Bonus: Evening walking culture — one of the most active outdoor spots in the city

3. Mana / Mana Camp Area

Located on the Raipur-Naya Raipur corridor, Mana benefits from lower built-up density and proximity to agricultural land. The area shows consistently high NDVI readings, especially in the eastern pockets.

4. WRS Colony / Professors Colony

Older, established residential colonies with mature trees and wide, tree-lined roads. These areas may not have formal parks, but the decades-old tree canopy provides excellent natural green cover. Our NDVI analysis picks up the dense canopy cover that newer areas lack.

5. Khamhardih / Boriyakhurd

Green cover near Raipur lakes

Areas on Raipur's southern fringe still retain patches of natural vegetation and agricultural fields. As the city expands, these are the last remaining "green buffer" zones — making them attractive for buyers who prioritise clean air and openness.

Why Green Cover Matters for Home Buyers

BenefitImpact
TemperatureGreen areas are 2–4°C cooler (our LST data confirms this)
Air QualityHigher NDVI correlates with lower PM2.5 levels
NoiseTrees act as natural noise barriers
Property ValueProximity to parks increases resale value by 5–15%
Mental HealthAccess to greenery reduces stress and improves wellbeing
